814 Thayer Ave: The details

On Thursday, developer Four Points LLC dropped details of its new condo project on the south side of Thayer Avenue near Fenton Street. Here’s what’s on tap for East Silver Spring:

A 60-foot-tall building on the eastern end of Silver Spring’s central business district.

The building will be four stories tall, with parking on the ground floor and condos on floors two through five.

The building’s facade (above) is angled east and west to give residents a less confrontational view of the 16-story Silver Spring Towers on the north side of Thayer Avenue. The facade is also set back 35 feet from the curb to align with private houses on the block.

The building’s floorplates shift at each level to create overlapping balconies. That’s a good thing, planning department staffers say, because it breaks down the building’s mass.

A total of 52 units, seven of them moderately priced.

It’s unclear how big any of the condo units are, but those on the building’s east and west sides will have recessed balconies (above). Units on the top floor will have mezzanine levels and terraces.

Pedestrian access will be through the building’s Thayer Avenue lobby.

About 4,600 square feet of public space.

A brick-paved public plaza will sit in front of the building with benches, planters and permanent game tables (no minimum bet required).

An interpretive art wall will sit on the plaza’s west end. The one-story, 30-foot-wide wall will feature text, American sign language and Braille to honor the site’s former use as headquarters for the National Association of the Deaf.

On the east side, a smaller, freestanding art piece will complement the art wall.

The developer also plans to hook up other stretches of Thayer Avenue with streetscaping.

Thirty-six onsite parking spaces.

Garage access will be through a 22-foot-wide alley running behind the building, between Thayer Avenue and Grove Street. The two-way alley eventually opens to Fenton Street.

The ground-floor garage will be screened along the east and west sides with a low wall and trelisses for vines. Two bike racks also will be available.

    Seven moderately priced units? What’s moderately priced? Are the other 45 priced extragavantly or something? :)

    If I have to ask what “moderately priced” means, I probably can’t afford it anyway. :-)
